SELLER'S BREACH OF CONTRACT

Q: Can a buyer sue a seller for backing out of the contract?
A:
"In most contracts for the purchase and sale of real estate or real property there is a clause called specific performance. That clause essentially says that if the seller for whatever reason decides not to close on the property and the buyer has complied with all of his or her obligations, then the buyer can essentially force the seller to close on the property."
